Neighborhood selection (the night before)

Saturday is too valuable to wing it. Friday night, pick a neighborhood that hits all three:

1. Built between 2008–2015 — old enough to need work, new enough to have equity.

2. Median home value $400k–$700k — qualified but not gated/uptight.

3. Rooflines visible from Google Maps satellite — you can pre-spot tile damage, missing shingles, dirty solar.

"Okay so I want to show you what I'm seeing before we talk about anything. Can we sit at the kitchen table for 8 minutes? I'll show you on my tablet and you can decide if it's worth fixing."

You went from sidewalk to kitchen table without ever pitching.

The 11 AM rule
