The 4 elements
1. Neighbor reference
Specific street name. Specific product. Use only if true. A real neighbor reference is the single highest-leverage line in D2D.
2. Observation
Name one specific thing about the property. "The trim under your eaves." "Your back gutter." This proves you looked at their house, not the block.
3. One-line value frame
Not a feature. A frame that connects your product to a thing they already think about — utility cost, season timing, insurance window.
4. Disqualifying question
Always end on a question. Always make it disqualifying — "are you the one who'd make this call." Disqualifiers earn respect; pitches earn slammed doors.
