"Hey — I'm with the team inspecting roofs on this block from the hail that came through April 12th. We're already up on three roofs on this street. Mind if I take a quick look at yours? Free, takes 8 minutes, and I'll tell you straight if it's worth filing."

Handling "I already filed"

"Perfect — who's the adjuster? Most homeowners don't know this, but the adjuster's first number is almost always low. I can be on the inspection with them at no cost and make sure they don't miss anything."

The contingency close

Same-day signed contingency is the only outcome that matters on inspection day. Frame it as risk-free: "If insurance approves, we do the work. If they deny, you owe nothing. Sign here so we can represent you when the adjuster comes out."
