DFW Permanent Holiday Lighting: The Plano/Frisco/Southlake HOA Script That Actually Works

Why DFW HOAs are different

Plano, Frisco, Southlake, Highland Park, Westlake, and Colleyville HOAs are aggressive. They issue 10-day cure letters. They fine. They sue. The homeowner who loves the demo at the door has a real fear: a $250 weekly fine starting day 11.

If you don't pre-empt the HOA conversation, you'll lose 40% of your DFW closes between the deposit and the install date.

The HOA pre-emption script

Build it into the demo, not the close. Right after the lighting demo:

"Mr. Patel — beautiful home. Before I quote anything, let me ask: do you know if your HOA has architectural review for exterior lighting? Most Frisco HOAs do — it's a 5-page application but we file it for you free of charge. Approval rate in your subdivision is 94% because our system is permitted as 'integrated soffit lighting,' not 'holiday decoration.' Cool?"

Three things just happened:

1. You showed expertise (you know HOA processes)

2. You removed friction (you file for them)

3. You reframed the product (it's soffit lighting, not Christmas lights)

The "integrated soffit lighting" reframe

This is the entire game in DFW. HOA covenants almost universally restrict seasonal/temporary holiday lighting. They almost never restrict architectural/permanent exterior lighting.

"Mrs. Chen — these aren't holiday lights. They're permanent architectural soffit lights with programmable color. The same way your landscape lighting can be warm white or blue for the Mavericks game. Holiday mode is just one of 200 presets. The HOA classifies it as architectural lighting, which is permitted."

Subdivision-specific intel

Top DFW reps memorize the top 8 HOAs and walk into demos already knowing:

  • Stonebriar (Frisco): Requires application, 14-day review, 91% approval rate
  • Castle Hills (Lewisville): No application needed if soffit-mounted, denied if eave-mounted
  • Phillips Creek Ranch (Frisco): Pre-approved vendor list — get on it
  • Vaquero (Westlake): Requires custom approval, 60% approval rate, lean residential
  • Light Farms (Celina): Approves freely — easy zip code

If you don't know your top 8 HOAs by name and rule, you're losing deals you should win.

Off-season pricing as HOA insurance

"If we install in February and you don't run holiday colors until November — you've had 9 months of architectural white lighting. By the time anyone notices a color change in November, the install is grandfathered. February installs have an 99% retention rate vs. 78% for October installs."

Beating the "I need to ask the HOA first" stall

"Smart — but 90% of approvals happen post-install in DFW because the HOA can't conceptualize what they're approving from a brochure. We install, file the application same day with photos, and our approval rate is 94%. If the rare 6% comes back denied, we remove for free and refund 100%. You take zero risk."

(Most companies don't offer this guarantee. The ones that do close 2x.)

The same-day deposit

"Deposit is $500, fully refundable until 7 days before install. That holds your February installation date and our HOA filing service. Want to grab the slot?"
